Where the moisture is coming from
An open crawl space floor is exposed earth, and earth in this region holds water. That water does not stay in the ground: it evaporates upward, day after day, into the enclosed space directly beneath your floors. A crawl space can be taking on a substantial volume of water this way without a single drop ever appearing as a leak.
That is the part homeowners find hardest to believe, because there is nothing to see. No burst pipe, no standing water, no obvious event. Just a subfloor that is never quite dry, insulation that keeps failing, and a musty smell upstairs that nobody can source.
The water table sits high across most of the Charleston area, and closer to the marsh and the tidal creeks it sits higher still, which is why this is a near-universal condition here rather than an occasional one.
What a proper barrier looks like
A heavy liner across the entire ground surface, with the seams sealed to each other rather than simply overlapped, and run up the foundation walls and sealed there. Overlapped-and-left is the most common shortcut and it leaks moisture at every joint.
It has to be fitted around piers, penetrations and the perimeter properly, because those are the edges where a cheap install gives up. The liner also needs to be durable enough to be crawled on during future service work without tearing.

I already have plastic down there. Is that enough?
Often not. Most existing liners we find are thin, laid loose, overlapped rather than sealed, torn from foot traffic, and stopped short of the foundation walls. Moisture passes at every one of those points. We will show you the condition of what you have rather than replacing it on principle.
Will a vapor barrier alone stop my mold problem?
It removes the largest single moisture source, which in many houses is enough. Where humid outside air is also getting in through open vents, it will help but not solve it, and we will say so at the inspection instead of selling you the smaller job and returning later.
How long does it take?
