Why venting a crawl space does not work here

Crawl space vents were meant to dry the space out by letting air move through it. That logic holds in a dry climate. It fails in the Lowcountry, because the air being let in is warm and heavy with moisture for most of the year, and when it meets the cooler surfaces under your floor it gives that moisture up as condensation. The vents are not drying the crawl space. They are supplying it.

Once the space stays damp, the sequence is predictable and we see it in that order almost every time: insulation absorbs moisture and falls out of the floor system, the subfloor and joists stay wet long enough to support mold and eventually rot, the floors above start to feel soft or cup, and the whole space becomes attractive to rodents looking for somewhere warm and sheltered.

That is why these services are one job rather than seven. The mold, the ruined insulation and the rodents are three symptoms of the same moisture problem.

What encapsulation actually involves

The space gets cleared first, and anything already ruined comes out: wet or fallen insulation, debris, and any contamination left by rodents. Standing water and drainage get dealt with, because a liner over a puddle is a liner over a puddle.

Then a heavy sealed liner goes over the ground and up the foundation walls, with the seams sealed rather than overlapped. Vents get closed, penetrations get sealed, and the crawl space becomes part of the building envelope instead of a gap between your house and the yard.

Finally the space needs to stay dry, which usually means dehumidification or conditioned air rather than trusting it to sort itself out. We size that to the space at the inspection rather than fitting a standard unit to every house.
