Privacy Policy
Last updated: September 10, 2026
This Privacy Policy explains what personal information we collect, how we use it, who we share it with, and what choices you have. It covers this website, our phone and text communications, and the information we collect when you request or receive service from us.
Reading this page does not by itself create consent to everything described in it. Where the law requires your consent for a particular use of your information — marketing text messages, for example — we ask for that consent separately and specifically, and you can withdraw it.
Who we are
Twin Home Rodent Control is the rodent division of Twin Home Experts, a family business operating since 1982. In this policy, “we”, “us” and “our” refer to the Twin Home family of brands, which share customer records and staff so that your request reaches the right service line and your history stays in one place. These are brands of one family business, not separate companies you are dealing with. They include Twin Home Experts, Twin Home Rodent Control and Rodent Stoppers.
Information we collect
Information you give us
When you fill in a form on this site, call us, text us, or email us, we collect what you provide. On our contact and inspection forms that is your name, your email address, your phone number, your city, the service you are asking about, and anything you write in the message field.
When you become a customer we also collect information created by the job itself: your service address, what we found at your property, photographs and video taken during the inspection and the work, the scope and price quoted, the work performed, and our correspondence with you about it.
We do not ask for and do not want Social Security numbers, driver’s license numbers, or financial account details through this website.
Information collected automatically
When you visit this website, some information is collected automatically by our hosting provider and by the third-party services embedded in our pages:
- IP address, and the approximate location (typically city or region level) that can be derived from it
- Browser and device information — browser type and version, operating system, device type, screen size and language settings
- The page you came from, including the search engine or advertisement that referred you, and the search terms where the referrer passes them
- Pages you visit on our site, the order you visit them in, and how long you spend on each
- Cookie and advertising identifiers set by our own site or by the third-party services listed below
- Form-submission details — the date and time a form was submitted, the page it was submitted from, and the IP address it came from. We keep these because they are the record of when and how you asked to be contacted
Phone calls
We do not record incoming or outgoing calls. We keep notes of what was discussed, and the phone number you called from.
Cookies and tracking technologies
As of the date at the top of this page, this website sets no cookies of its own and uses no analytics or advertising tracking. The third-party services embedded in our pages may still set cookies or receive your IP address when the relevant content loads:
| Service | What it does here | What it receives |
|---|---|---|
| Cloudflare Pages | Hosts and serves this website | IP address, browser and device information, pages requested — standard server logs |
| Google Fonts | Serves the typefaces the site is set in | IP address and browser information when a font file loads |
| YouTube (privacy-enhanced) | The videos embedded on our service pages | Nothing until you click play. We use privacy-enhanced, click-to-play embeds, so YouTube sets no cookie on page load. Once you play a video, YouTube receives your IP address and may set cookies under Google’s privacy policy |
| Google Maps | The map on our office and contact pages | IP address and browser information when the map loads; Google may set cookies |
| HighLevel (LeadConnector) | Receives the forms you submit and holds them as your customer record | The name, phone, email, city and details you type into a form, plus the date, time and page it was sent from |
You can control cookies through your browser settings. Blocking cookies from the services above will not stop you using this site, though embedded videos and maps may not work correctly.
How we use your information
- Respond to your enquiry and give you a phone estimate
- Perform the work you have hired us for, and quote it accurately
- Contact you about a job in progress — arrival times, findings, scheduling
- Honor our guarantee, which requires us to keep a record of what we sealed and when, for as long as the guarantee runs
- Take payment and keep the records the law requires us to keep
- Answer questions, handle complaints and resolve disputes
- Send you service reminders or offers, where you have asked us to or where you are an existing customer and we are permitted to
- Understand how our website is used, so we can improve it
- Measure whether our advertising works
- Comply with the law, and protect our rights, our staff and our customers
Text messages
If you give us your mobile number, we may text you about your enquiry or your job — confirming an appointment, telling you a technician is on the way, or answering a question you asked by text.
Marketing texts are separate and optional. We only send promotional text messages to people who have specifically agreed to receive them. Agreeing to marketing texts is never a condition of getting an inspection, a quote, or any service from us.
- Message frequency varies.
- Message and data rates may apply, depending on your mobile plan.
- Reply STOP to any message to opt out. Reply HELP for help.
- Opting out of marketing texts does not stop the operational texts about a job you have booked with us.
How we share your information
We do not sell your personal information for money. We may share it with:
| Recipient | Purpose |
|---|---|
| Field technicians and service staff | To perform the inspection, treatment or exclusion service you requested, including subcontractors who help carry out the work at your property |
| Twin Home affiliated brands | To route your request to the right service line and maintain a consistent customer record across the family of brands |
| Website hosting and content delivery | To serve this website to you |
| HighLevel (LeadConnector), our CRM | To receive the forms you submit on this site, manage appointments, and handle customer communications and promotional outreach |
| Phone, text messaging and email delivery services | To contact you the way you asked to be contacted |
| Analytics and advertising platforms | To understand how our website is used and to measure whether our advertising works |
| Payment processors | To securely process payments and refunds |
| Professional advisers | Legal, accounting and insurance providers, as needed |
| Government and regulators | Where required by law, subpoena, or to protect health, safety or legal rights |
| Successors | In connection with a merger, acquisition, financing or sale of business assets |
Each service provider gets only what it needs to do its job and is not permitted to use your information for its own purposes. We also share information where you ask us to — for example, if you ask us to speak to your property manager, your landlord, your HOA or your insurer about a job.
How long we keep your information
We keep information only as long as we have a reason to, and the reason differs by record type.
| Record | How long | Why |
|---|---|---|
| Enquiries that do not become jobs | 24 months from last contact | Long enough to recognize you if you come back; not indefinite |
| Customer job records — inspection findings, scope, work performed, photographs | For the life of the guarantee, plus 4 years | Our exclusion work carries a 100% money-back guarantee. We cannot honor it without the record of what we sealed |
| Invoices, payment and tax records | 7 years | Federal and state record-keeping requirements |
| Text message records, including consent and opt-out | 4 years after opt-out or last message | Consent records are the defense to a telemarketing claim, and the federal limitations period is 4 years |
| Website analytics | 14 months, or the provider’s shortest available retention | We do not need visitor-level data longer than that |
| Server logs | As retained by our hosting provider | Security and troubleshooting |
When a retention period ends we delete the information or de-identify it so it can no longer be linked to you.
Your choices
- Marketing texts: reply STOP to any message.
- Marketing email: use the unsubscribe link, or reply and ask.
- Phone: tell us not to call and we will note it.
- Your information: you can ask us what we hold about you, ask us to correct it, or ask us to delete it.
California residents
Our Los Angeles office serves customers throughout southern California, so much of the information we handle comes from California residents.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising, as those terms are defined in the California Consumer Privacy Act. We have never sold personal information. We run no advertising tracking on this website.
Do Not Track. Some browsers can send a “Do Not Track” signal. There is no common industry standard for what a website should do in response, and we do not currently respond to those signals. We disclose this because California law requires any commercial website collecting personal information from Californians to say how it handles them.
Global Privacy Control. Global Privacy Control is a browser-level signal that California treats as a valid request to opt out of the sale or sharing of personal information. Because we do not sell or share personal information, there is nothing for the signal to opt you out of. If that ever changes, we will honor Global Privacy Control signals and say so here.
Your rights. Subject to the conditions in the law, California residents may ask us to:
- Tell you what categories and specific pieces of personal information we have collected about you, where we got it, why we collected it, and who we disclosed it to
- Correct inaccurate personal information
- Delete personal information we hold about you
- Limit the use of sensitive personal information (we do not collect any)
- Opt out of sale or sharing (we do neither)
To make a request, contact us using the details below. We will verify your identity before acting, usually by confirming information we already hold, such as the phone number or service address on your job. You may use an authorised agent. We will not discriminate against you for exercising any of these rights: your price, your service and your guarantee do not change. We honor these requests whether or not we meet the thresholds that make a business formally subject to the Act.
Other states
Our North Charleston office serves customers in South Carolina, which has no comprehensive consumer privacy statute as of the date of this policy. If you live in a state that gives you privacy rights we have not described here, contact us and we will honor them.
Security
We use commercially reasonable measures to protect your information, including encrypted connections to this website and access controls on our systems. No method of transmitting or storing information is completely secure, and we cannot guarantee absolute security. If a breach affects your personal information, we will notify you as required by law.
Legal disclosures
We may disclose your information where we believe in good faith that it is necessary to comply with a law, regulation, subpoena, court order or valid government request; to enforce our agreements; to investigate possible wrongdoing; or to protect the safety of our customers, our staff or the public.
Children
This website is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us personal information, contact us and we will delete it.
Links to other sites
Our site links to other websites we do not control, including our own profiles on YouTube, Facebook, Instagram, Yelp and LinkedIn, and to government and university resources cited in our service pages. This policy does not apply to those sites. We suggest reading the privacy policy of any site you visit.
Changes to this policy
We may update this policy. When we do, we will change the “Last updated” date at the top of this page and post the new version here. If a change materially affects how we use information we already hold about you, we will make a reasonable effort to tell you directly.
