What we actually look at
The crawl space or basement and the attic, from inside them rather than from the hatch. The roofline, the soffits and the fascia. The rim joist and every penetration through it for gas, water, conduit and the hose bib. The foundation. The vents, and whether they are screened in steel or in insect mesh that stops nothing.
On a property with outbuildings, those too. A shop, a barn, a woodshed or a detached garage is very often where the population actually lives, and the house is just the warm building it moved into. Inspecting the house alone is how a problem comes back in November.
What you get at the end of it
A walkthrough of what we found, pointing at the actual vent and the actual gap rather than describing them in a report afterwards. Then the entry points written down, the recommended scope of work, and a written price before anything is scheduled.
If it turns out to be small, we will say so. An inspection that ends in “that is one open crawl space vent, not an infestation” is a good outcome, and you are not obliged to do anything with what we tell you.
Why we come out rather than guessing on the phone
Because the entry point is the whole job, and you cannot find it over the phone. Everything that decides the cost of the work — how they got in, how far it has spread, whether the insulation is contaminated, whether the shop is feeding the house — is something somebody has to physically look at.

Is the inspection actually free?
Yes. No charge for the visit and no obligation at the end of it. You get the findings and a written price, and what you do with them is up to you.
How long does it take?
Usually 45 to 60 minutes for a house, longer where there are outbuildings to work through. It is a real inspection rather than a look from the driveway, which is the point of it.
Do I need to be home?
Yes, at least for the walkthrough at the end. The findings are far more useful when we can point at the actual vent or the actual gap than when you are reading about them later.
Who is coming out?
Someone who does the work, not a salesperson. That is the entire reason the inspection is worth anything.
Do you cover my town?
If you are in North Idaho from Post Falls to Sandpoint, out through the Silver Valley, or on the Spokane side from Liberty Lake to Deer Park, yes. If you are further out, call and ask rather than assuming — we would rather tell you plainly than waste your time.
